2026 UK Cost Guide

How Much Does a Garden Room Cost in the UK?

From a basic self-assembly building to a fully installed premium garden room, prices vary enormously. Here’s how to compare the real completed cost rather than being misled by an attractive headline price.

The quick answer

There isn’t one meaningful “average” garden-room price. The final cost depends heavily on size, construction, insulation, glazing, foundations, installation, electrics and internal finish. The useful comparison is the price of a room ready for its intended use — not simply the advertised price of the building.

At the lower end of the market you’ll find self-assembly buildings and compact garden rooms. At the other end are professionally installed, highly insulated rooms designed to function more like an additional room of the house.

This distinction is particularly important if you’re buying a garden office. A cheap building that subsequently needs a base, insulation, electrical work, flooring and heating can end up costing considerably more than its headline price suggests.

Typical garden-room budget bands

Rather than treating these as fixed market prices, use the bands below as a practical way of understanding the different types of project you’re likely to encounter.

Budget What you may find What to check carefully
Under £5,000 Smaller timber buildings, DIY kits and basic garden structures. Insulation, base, assembly, electrics and suitability for winter use.
£5,000–£10,000 Better specified kits, compact insulated rooms and some installed options. Exactly what installation and internal finishing are included.
£10,000–£20,000 More substantial insulated garden rooms and offices with higher specifications. Foundations, electrical connection, heating, flooring and final finish.
£20,000+ Larger bespoke rooms, premium specifications and more complete installations. Whether the quotation genuinely covers the complete project.

These bands are deliberately broad. Size alone can change the price substantially, while specification differences can make two similarly sized buildings very different products.

What actually determines the price?

1. Size

More floor area generally means more structural material, insulation, roofing, flooring and labour. Large expanses of glazing can increase costs further.

2. Insulation

A room intended for occasional summer use requires a very different thermal specification from an office expected to remain comfortable through winter.

3. Foundations

The building needs an appropriate base or foundation system. Ground conditions, access and the system used can all affect the completed project cost.

4. Glazing

The amount and specification of glazing affect price as well as heat loss, daylight and summer temperature.

5. Electrics

Sockets and internal lighting may be included while the final electrical supply from the house is not. Always establish exactly where the supplier’s responsibility ends.

6. Installation

Some prices are supply-only, others include assembly, and some cover a much more complete installation. Make sure you’re comparing like with like.

The extras that can change your final bill

This is where headline prices become misleading. Before accepting a quotation, find out whether the following are included:

  • Site preparation
  • Foundations or base system
  • Delivery
  • Assembly and installation
  • Insulation to walls, roof and floor
  • Doors and glazing
  • Internal wall and ceiling finish
  • Floor covering
  • Internal sockets and lighting
  • Electrical connection between the house and garden room
  • Heating
  • Decoration
  • Guttering and drainage where required
  • Waste removal
  • VAT
GardenSpacewise tip: Ask every supplier for a written “ready-to-use total”. It makes quotations far easier to compare than looking at the advertised building price.

What does a year-round garden office cost?

If the room will be occupied regularly throughout the working week, price should not be the first filter. The specification needs to be capable of providing a comfortable working environment throughout the year.

Insulation, glazing, ventilation, heating provision and construction quality therefore deserve greater attention than decorative extras.

Do planning costs need to be included?

Many domestic garden buildings may be possible under permitted development, but this is subject to conditions and the circumstances of the property. Height, position, coverage of the garden and the status of the property can all matter.

Don’t assume that because a supplier describes its building as “planning friendly” that permission can never be required.

How to compare garden-room quotations

Create a simple checklist and make every supplier answer the same questions. This is much more useful than comparing headline prices.

Building specification

Compare external dimensions, usable internal dimensions, wall construction, roof, floor, insulation and glazing.

Site works

Confirm responsibility for access, site clearance, foundations and disposal of excavated material.

Installation

Establish whether the price is supply-only, assembled shell or a genuinely completed installation.

Services

Confirm what is included for electrics, heating, internet connectivity and any drainage requirements.

Finish

Check walls, ceiling, flooring, skirting, decoration and external finishes rather than assuming they’re included.

Guarantees

Ask what is guaranteed, for how long, and whether different components have different warranty periods.

Compare the completed price, not the advertised price.

A meaningful quotation should tell you what it will actually cost to create the garden room you want to use — including the important work outside the building itself.
